Do you have any questions?

Yes. We offer comprehensive support in English throughout the buying process. Our partner specializes in assisting foreigners purchasing property in Japan, and their team includes native English speakers who are experts in Japanese real estate, guiding you whether you are buying remotely or in person.
In most cases, yes. We can broker the deal on your behalf, provided the selling agent allows it. If they do not, we can still support you in a consultancy capacity, guiding you through the buying process with expert insight, acting as an intermediate rather than a direct broker.
Typically 3 to 6 months. It usually starts with a 1 to 2 month consultation and property search, followed by 1 to 2 weeks for offers and negotiation. After signing, due diligence, inspections and legal checks take about a month, and closing adds another 2 to 4 weeks.
Besides the cost of the newsletter, our buying assistance fee is a standard 3 percent of the property purchase price, paid only on the final settlement date when you take possession. We do not charge any other fees.
Yes, we offer both renovation and property management services. These are location dependent, as our offices are in Tokyo and Osaka, so we can manage properties within about a 1 to 1.5 hour commute of those city centers.
Requirements vary case by case, but the most commonly needed document for individual buyers is a notarized statutory declaration, a formal statement confirming your identity, residence and signature. See a sample here.
We have a new loan product through our partner bank, designed specifically for non residents. The building must be under 20 years old and not built from wood, which rules out most older akiya. This makes it best suited to investment properties such as condos, while akiya remain a cash only purchase.
We do not offer Airbnb licensing or management directly, as it falls outside our expertise. We can find properties that meet the base licensing criteria, but confirming an actual license with the local government is your responsibility, since rules vary by city. We are not responsible for properties that ultimately do not qualify.
